We just finished a tear-off on a 1968 Pinole Valley ranch that had two existing layers and active moss covering about 40% of the north slope. The decking was surprisingly intact — the moss had been held off the sheathing by the second layer. We tore off to original skip sheathing, overlaid 7/16 OSB, installed new architectural shingles with zinc strips at every ridge, and added a ridge vent where the original build had only gable vents. The homeowner couldn't believe how much brighter the attic was.

Pinole Climate and Roofing Challenges

Pinole gets about 19 inches of rain a year with cool summers in the 80–85°F range. The bay influence makes this one of the more forgiving climates in our area for asphalt shingles — they don't get baked. But fog, humidity, and biological growth bring their own set of problems:

• Moss and algae. The persistent fog supports moss growth on north-facing and shaded slopes. Without zinc or copper strips at the ridge, we see visible colonization by year 5–7. Moss holds moisture against shingles and accelerates granule loss.
• Salt air (partial). Pinole is close enough to San Pablo Bay that bayfront and Pinole Shores homes see meaningful salt exposure on fasteners and flashing. Stainless hardware is worth the upgrade on the waterfront side.
• Rainfall load. 19 inches a year puts real volume through gutters, valleys, and flashing details. Undersized or poorly installed gutters reveal themselves fast.
• I-80 corridor dust. The freeway splits the city. Adjacent neighborhoods get meaningful dust and exhaust deposition — it packs gutters and ridge vents.
• Wind, moderate. Winter storms push 40–50 mph gusts occasionally. Ridge caps and starter strips are the usual casualties.

Recent Pinole Projects

Pinole Valley, August 2025 — Full tear-off on a 1968 ranch with two existing layers and active moss on 40% of the north slope. Tore off to original skip sheathing, overlaid 7/16 OSB, installed synthetic underlayment, architectural shingles with zinc strips at every ridge, and added a ridge vent. Attic visibly brighter and cooler.

The biggest upgrade wasn't the shingles — it was the ridge vent and zinc strips combined. Those two details will extend the new roof's life by years.

Pinole Shores, Winter 2024 — Hillside home with bay views and a 1992 original roof. The bay-facing slope was visibly more worn than the street side — same age, different exposure. Half-roof replacement on the two affected slopes with stainless fasteners and upgraded flashing. Matched the color, street side has another 5–7 years.

Old Town Pinole, 2023 — 1918 Craftsman on Tennent Avenue. Three layers deep with active leaking at two valleys. Full tear-off to skip sheathing, structural reinforcement on undersized rafters, new OSB overlay, dimensional composition shingles in weathered wood tone to match historic character.
