Know Your Roof's Real Condition

Most homeowners never think about their roof until water comes through the ceiling. By then, the damage is extensive and the repair bill is 5-10x what it would have been with early detection. Our 21-point inspection catches problems when they're small, cheap, and easy to fix.

21-Point Checklist

Systematic evaluation of every component — shingles, flashing, ventilation, gutters, decking, penetrations, and structural integrity.

Photo Documentation

High-resolution photos of every finding, annotated with explanations. You see exactly what we see — no vague descriptions.

Drone & Infrared Available

Aerial imagery for overall condition assessment. Infrared scanning detects trapped moisture invisible to the naked eye.

Zero Pressure

We report findings honestly. If your roof is fine, we say so. No manufactured urgency, no scare tactics, no made-up problems.

Inspecting attic for structural issues

Interior Evaluation (Points 13-18): 13. Attic insulation depth, type, and condition 14. Attic ventilation airflow — intake and exhaust adequacy 15. East Bay Inspection Insights

After inspecting thousands of roofs across the East Bay, we see patterns. Homes in Walnut Creek and Pleasanton built in the 1970s-80s often have original composition roofs well past their 25-year lifespan — they're living on borrowed time. Hillside homes in the Oakland and Berkeley hills accumulate debris in valleys that traps moisture and accelerates rot. Homes near the Bay in Alameda, San Leandro, and Fremont show corrosion on metal flashing and fasteners from salt air exposure.

These aren't sales pitches — they're observable facts from 37 years of working on East Bay roofs. Knowing what to look for in your specific neighborhood helps us catch issues that a generic inspection would miss.

Frequently Asked Questions

Is the free inspection really free?

Yes. No hidden fees, no obligation, no pressure to buy anything. We inspect your roof, give you a detailed photo report, and make a recommendation. If everything looks good, you'll hear us say so. We build trust by being honest — that's how we've earned 527 five-star reviews.

How long does a roof inspection take?

A standard residential inspection takes 30-45 minutes on the roof plus 15 minutes reviewing findings with you. Larger homes, complex roof geometry, or commercial properties take longer. We'll give you a time estimate when scheduling.

Do I need to be home for the inspection?

We prefer you to be there so we can walk you through the findings in person and point out specific areas. If your schedule doesn't allow it, we can inspect and send you the photo report with a phone consultation.

How often should I get my roof inspected?

Annually, ideally in early fall before the rainy season. Also after any major storm, if you notice interior water stains, or before buying/selling a home. Roofs over 15 years old should be inspected twice yearly — fall and spring.

Will you get on my roof, or just look from the ground?

We physically walk every accessible roof. Ground-only inspections miss critical details — soft spots in the decking, failing sealant, small flashing gaps, and granule loss patterns. For steep or unsafe roofs, we supplement with drone inspection.

When Our Free Inspection Isn't Right For You

If you're selling your home and need a certified inspection for the buyer, our free visual inspection won't satisfy their requirements. You'll need our paid pre-purchase inspection ($250-$450) which includes a certified written report. Also, if you already know your roof needs replacement and just want a quote, skip the inspection and call us for a direct estimate — we respect your time.
