How long does a roof inspection take?
A standard residential inspection takes 30-45 minutes on the roof plus 15 minutes reviewing findings with you. Larger homes, complex roof geometry, or commercial properties take longer. We'll give you a time estimate when scheduling.
Do I need to be home for the inspection?
We prefer you to be there so we can walk you through the findings in person and point out specific areas. If your schedule doesn't allow it, we can inspect and send you the photo report with a phone consultation.
How often should I get my roof inspected?
Annually, ideally in early fall before the rainy season. Also after any major storm, if you notice interior water stains, or before buying/selling a home. Roofs over 15 years old should be inspected twice yearly — fall and spring.
Will you get on my roof, or just look from the ground?
We physically walk every accessible roof. Ground-only inspections miss critical details — soft spots in the decking, failing sealant, small flashing gaps, and granule loss patterns. For steep or unsafe roofs, we supplement with drone inspection.
