Oakland Climate and Roofing Challenges

Recent Oakland Projects
Montclair hills Chapter 7A re-roof. Mid-century ranch on Aspen Road. Existing wood shake, original to 1958. Tear-off to bare deck, synthetic underlayment, GAF Timberline HDZ RS (Class A assembly), ember-resistant ridge vents, noncombustible aluminum gutters. Plan check took five business days. Final inspection passed on the first call.
The owner had been told by two other contractors that wood shake could stay. It couldn't. We told them the truth and it worked.
West Oakland Victorian flat-roof replacement. 1895 Victorian on 10th Street with a flat rear addition. Existing rolled asphalt was cooked. Installed 2-ply modified bitumen with granulated cap sheet, new edge metal, re-tapered insulation. The owner said it was the first re-roof where the rain pipes actually drained correctly.
Crocker Highlands Mediterranean tile repair. 1926 Mediterranean near Lakeshore with failing underlayment under original clay tile. Lifted and stacked the tile, installed high-temp synthetic, new valley metal and flashings, reset the original tile. Sourced matching salvage tile from a San Jose supplier.
Adams Point 12-unit TPO replacement. 1960s flat-roof apartment building. Owner had been patching three ponding areas for a decade. Tapered insulation, 60-mil TPO fully adhered, new drains and scuppers, re-flashed parapets. Four-day install, no interior disruption.
