Our Replacement Process
Step 1: Tear-Off — We strip the existing roof completely — shingles, underlayment, flashing, pipe boots, and vents. Everything comes off so we can inspect 100% of the roof deck. No shortcuts, no layovers.
Step 2: Deck Repair — With the deck exposed, we identify rotted plywood, damaged rafters, and inadequate bracing. On average, we replace 5-10% of sheathing on a typical East Bay replacement. You'll approve any additional deck work before we proceed.
Step 3: Ice & Water Shield — Self-adhering membrane installed at eaves (6 feet minimum in California), in all valleys, around penetrations, and at wall junctions. This is your last line of defense against water intrusion.
Step 4: Underlayment & Drip Edge — Synthetic underlayment across the entire deck, aluminum drip edge at all eaves and rakes. These components are invisible once shingles go on, but they determine how long your roof actually lasts.
