The Last Roof You'll Ever Install

Tile roofing has protected California homes for over a century. Clay and concrete tiles are fireproof, wind-resistant, energy-efficient, and nearly indestructible. A properly installed tile roof will outlast the house it sits on. The investment is higher upfront, but the per-year cost over a tile roof's lifespan is lower than any other material.

Fireproof — Class A

Clay and concrete tiles are non-combustible. They won't ignite from embers, radiant heat, or direct flame. Essential for East Bay WUI zones.

Natural Insulation

The air gap between tile and decking creates a thermal break that reduces cooling costs by 20-30% in East Bay summers.

100-Year Lifespan

Clay tiles don't degrade from UV, moisture, or temperature cycling. The color is fired throughout — it won't fade, chip, or wear off.

Fully Recyclable

Tiles can be removed, stored, and reinstalled during underlayment replacement. At end of life, they're ground into aggregate — zero landfill waste.

Tile Profiles We Install

S-Profile (Spanish/Mission) — The iconic curved tile that defines California architecture. Creates deep shadow lines and a distinctive Mediterranean aesthetic. Available in clay (terra cotta, red, brown) and concrete (any color). Most popular for Spanish Colonial, Mediterranean, and Tuscan-style East Bay homes.

Flat Profile (Slate-Look) — Clean, modern lines that mimic natural slate at a fraction of the cost. Concrete flat tiles offer the widest color palette. Clay flat tiles provide richer, more natural coloring. Popular in contemporary and Craftsman-style homes throughout Walnut Creek, Danville, and San Ramon.

Double Roman — A streamlined version of the S-profile with a flatter curve and interlocking edges. Easier to install than barrel tile, lighter weight, and excellent water channeling. A strong choice when you want the tile look without the extreme weight of traditional barrel profiles.

Barrel Tile — Full half-cylinder tiles laid in alternating convex/concave rows. The most traditional tile profile. Heaviest and most expensive to install due to labor intensity. Reserved for authentic Mission, Hacienda, and Mediterranean restorations.

Installation Process for Tile Roofs

Structural Verification — Before ordering a single tile, we verify your roof structure can handle the load. Clay tile at 900 lbs/square on a 2,000 sq ft roof means 18,000 lbs of material. If reinforcement is needed, we coordinate with structural engineers and handle the permitting.

Deck Preparation — Minimum 15/32" plywood decking (we recommend 5/8") over properly spaced rafters. Battens installed horizontally for tile mounting, with counter-battens for enhanced drainage on lower-slope applications.

Underlayment — Two layers of 30# felt or a single layer of self-adhering modified bitumen membrane. On tile roofs, the underlayment is your true waterproof barrier — the tiles shed 90% of the water, but the underlayment handles the rest.

Tile Setting — Each tile mechanically fastened to battens with corrosion-resistant screws or nails. Hip and ridge tiles set in mortar or with mechanical clips. Custom-cut tiles at valleys, hips, and edges finished with matching trim pieces.

Flashing Integration — Lead, copper, or painted aluminum flashing at all penetrations and transitions. Tile-to-wall junctions get counter-flashing integrated into the wall covering. No exposed sealant — proper flashing eliminates the need.

Why Tile Dominates East Bay Premium Neighborhoods

Drive through Blackhawk, Alamo, Danville, or the Piedmont hills and you'll see tile roofs everywhere. They match the architectural heritage of the region, perform brilliantly in California's climate, and meet the strict fire codes required in hillside communities. The upfront premium pays for itself in longevity, energy savings, and the insurance discounts many carriers offer for non-combustible roofing.

Frequently Asked Questions

Can my house support the weight of tile roofing?

That's the first thing we check. Clay tile weighs 600-1,100 lbs per square (100 sq ft), compared to 230-300 for asphalt shingles. Many East Bay homes need structural reinforcement — additional bracing, upgraded trusses, or sister rafters. We include a structural assessment in every tile roofing estimate and partner with licensed structural engineers when needed.

Are clay tiles better than concrete tiles?

Clay tiles last longer (75-100 years vs. 50+ for concrete), hold their color permanently (it's fired in, not surface-applied), and weigh slightly less. Concrete offers more color options, lower cost, and easier field-cutting. For most East Bay homes, concrete tile delivers 90% of the performance at 60% of the cost.

Can you match my existing tiles for a repair?

Usually yes. We maintain an inventory of discontinued tile profiles and have relationships with salvage suppliers. For common profiles (S-tile, flat tile, double Roman), we can almost always find a match. For rare or historic tiles, we can source custom runs from specialty manufacturers.

Do tile roofs require more maintenance than shingles?

Different maintenance, not necessarily more. Tiles themselves require almost zero maintenance — they don't rot, curl, or lose granules. The underlayment beneath the tiles lasts 20-40 years and will need replacement before the tiles do. Walking on tile roofs for maintenance should only be done by experienced crews who know where to step.

The Hidden Cost of Tile Roofing

The tiles last forever, but the underlayment beneath them doesn't. In 20-30 years, you'll need to remove all tiles, replace the underlayment, and relay the tiles — a project that costs $10,000-$20,000 even though the tiles are reused. Factor this into your lifetime cost calculation. Also, if your roof pitch is below 4:12, tile isn't appropriate — water moves too slowly and will find its way under the overlaps.
