EPDM Rubber — Maximum flexibility and durability. 60-mil or 90-mil fully adhered. Handles building movement, irregular roof shapes, and heavy equipment loads. 25-30 year warranties. Best for: warehouses, industrial, buildings with significant rooftop equipment.
Standing Seam Metal — Long-span panels for warehouses, manufacturing, and retail. 24-gauge galvalume or aluminum. Concealed fasteners, continuous panels eave-to-ridge. 40-year finish warranties. Best for: high-visibility commercial, new construction, buildings seeking architectural statement.
Modified Bitumen — Multi-layer torch-applied or cold-adhered membrane. Maximum puncture resistance for high-traffic roofs. 20-year warranties. Best for: smaller commercial flat roofs, restaurants, auto shops, buildings with frequent roof access.
Built-Up Roofing (BUR) — Multiple alternating layers of bitumen and reinforcing fabric with gravel or cap sheet surface. The original commercial flat roofing system. Extremely durable and well-understood. 20-25 year lifespan. Best for: renovation of existing BUR roofs, buildings requiring maximum impact resistance.

2. Specification & Proposal — Engineered specification matching the right system to your building. Detailed proposal with scope of work, material specifications, timeline, phasing plan, and warranty details. We submit proposals within 5 business days of survey.
3. Pre-Construction — Permits, material ordering, HVAC coordination, tenant notification, and safety planning. Pre-construction meeting with all stakeholders to confirm schedule and access logistics.
4. Installation — Dedicated project superintendent on-site daily. Safety briefing every morning. Daily progress reports with photos to the building owner. Weather monitoring and contingency planning for every day of the project.
5. Closeout — Final inspection, leak testing, as-built documentation, warranty registration, and maintenance manual delivery. Post-installation walkthrough with the property manager. We're not done until the paperwork is as clean as the roof.
