The Cool Roof Standard

TPO has become the most-installed commercial roofing membrane in North America for a straightforward reason: it combines energy efficiency, chemical resistance, and competitive pricing into one system. The white reflective surface bounces 80%+ of solar radiation, keeping building interiors cooler and meeting California's increasingly strict energy codes without additional coatings or modifications.

TPO Installation Methods

Mechanically Attached — TPO membrane laid over insulation and fastened to the deck with screws and plates at seam overlaps. The membrane floats between attachment rows, accommodating building movement. Fastest installation method. Best for buildings with steel or concrete decks. Not recommended for high-wind areas (over 90 mph design pressure) unless attachment density is increased.

Fully Adhered — TPO bonded directly to the insulation or cover board with manufacturer-approved adhesive over the entire surface. No billowing, no flutter noise, and maximum wind uplift resistance. Required for many commercial applications and preferred for residential installations. Slightly higher labor cost but substantially better performance.

Induction-Welded — A newer attachment method using electromagnetic induction to bond metal plates beneath the membrane to the membrane itself — through the material — without penetrating it. Zero membrane penetrations. Premium performance with premium installation cost. Available for specific TPO products from Carlisle and Firestone.

TPO System Components

The membrane is only part of the system. A complete TPO roof includes:

Insulation Board — Rigid polyisocyanurate (polyiso) or expanded polystyrene (EPS) boards. R-value per inch determines energy performance. Tapered versions create drainage slope. California Title 24 requires minimum R-20 for low-slope commercial roofs.

Cover Board — A high-density gypsum or wood-fiber board between insulation and membrane. Protects insulation from foot traffic compression and provides a smooth, bondable surface. Required for fully adhered installations. Adds puncture resistance to the overall system.

Flashing — TPO flashing membrane (uncured or cured) wrapped around curbs, penetrations, drains, and edges. Heat-welded to the field membrane for continuous waterproofing. Pre-formed TPO pipe boots for standard penetrations, custom-fabricated details for non-standard conditions.

Edge Metal — Extruded aluminum or galvanized steel edge termination. Secures the membrane at perimeters and parapets. Provides a clean finished appearance and resists wind uplift at the most vulnerable location of any flat roof.

TPO for East Bay Buildings

TPO dominates the East Bay commercial roofing market for good reasons. Office parks in Pleasanton and Dublin, retail centers in Concord and Walnut Creek, warehouses in Fremont and Hayward — TPO is the default specification. The combination of Title 24 compliance, competitive installed cost, and 20-30 year warranties makes it the low-risk choice for property owners and managers.

For residential flat sections, we install TPO when the area exceeds 500 sq ft or when the homeowner values the cool roof energy savings. The white surface may not be the most attractive option for a visible flat area — but for sections hidden from ground view, TPO's performance-to-cost ratio is unmatched.
