. Homeowner called about active leaks on a 1995 custom home with a complicated cross-hipped roof over a 4,800 sq ft footprint. The previous contractor had overlaid the existing roof with a single layer of composition the year before and was no longer answering the phone. We pulled back the overlay and found standing water between the two layers in three separate bays, the overlay had trapped moisture against perfectly good original shingles, and the whole thing had rotted from the inside. We stripped both layers down to deck, replaced about 400 square feet of sheathing, and installed a proper single-layer assembly. The homeowner got a usable roof. The original roof would have lasted another five years if it hadn't been overlaid. That story is why we pretty much never recommend overlays in Fremont. We're C-39 licensed and insured. Fremont makes up a meaningful share of those reviews because the city is huge and we've been in it for a long time.
